Payment & Documentation

Payment Details

  • Villa identification token advance: Rs. 1,00,000/-
  • On execution of agreement: 30% of the total amount. (Within 15 days from the date of identification).
  • On completion of foundation of the Villa: 20% of the total cost + Sales Tax.
  • On completion of ground floor slab: 20% of the total cost + Sales Tax.
  • On completion of first floor slab: 20% of the total cost + Sales Tax.
  • On completion of plastering: 9% of the total cost + Sales Tax.
  • Upon handing over: Balance of the total cost + Sales Tax + other deposits and statutory payments.

Terms & Conditions

  • Once allotted and agreement signed, the prices are firm.
  • All payments by Demand Draft or Local Cheque favouring Heritage Homes, payable at Kottayam.
  • All measurements, area layout, elevation and specifications shown in this brochure are subject to minor variations without specific or general notices. The measurements shown in the floor plan include the plastering thickness.
  • Actual area of construction will be arrived at after the construction is over and cost will be adjusted as per actual area of construction.
  • Individual houses will be completed within 12 months of obtaining the individual building license.
  • Possession shall be given to the customer only after settling all the dues to the company.
  • Statutory deposits, building tax and sale tax to be paid by the buyer. Also applicable are deposits for power, water, House Owner’s Association dues, Construction Worker’s Welfare fund and other relevant deposits.
  • Heritage Homes, reserves the right to accept or reject any application.
  • Rose Mount villas is a time bound project. In case payments are not made as per agreement signed, the builder reserves the right to cancel the allotment in which case any previous payment made will be returned without any interest only after the re-allotment to another customer and subject to the deduction of expenses and damages.
  • All transactions are subject to Kottayam Jurisdiction only.

Documentation

On allotment, sale deed of the land will be executed between the landowner and the purchaser.

One agreement is the sale of individual plot together with respective share of undivided right in common area and the second one for land development and construction of villa. Registration charges and incidental expenses for the registration of land will be to the buyer’s account, to be paid at the time of registration.
